Maintain Commitment to Reducing Environmental Impact

Renovation Business Promoting the Effective Use of Existing Properties in Cities in Japan and Overseas

Amid a growing number of aging and deteriorating buildings in Japan, the Mitsubishi Estate Group is expanding efforts to address issues through renovations by ensuring that Group companies leverage each other's know-how to meet societal demands for the effective use of such buildings, incorporating the perspectives of the consideration for global and local environments and population dynamics in Japan.
In particular, leveraging assets effectively together with developers for use over the long term is ingrained in the DNA of Mitsubishi Jisho Design Inc., which has served as Mitsubishi Estate's in-house design office for much of its 130-year history. The major renovation of the Otemachi Building enabled Mitsubishi Jisho Design to fully demonstrate its capabilities. The building was more than 60 years old, having been completed in 1958. Rather than rebuilding it, Mitsubishi Estate chose to use its original structure and materials with the aim of creating a building to last 100 years. Completion of highly challenging renovation work at a building with tenants that is directly connected to the subway lines of Otemachi Station was achieved in May 2022, thanks to Mitsubishi Jisho Design's design techniques and skills in supervising the work and by consolidating the know-how of all parties involved. In addition to fully refur-bishing the building's infrastructure, the renovation provided added value by creating new networking spaces where people and companies can meet, including the introduction of networking functions throughout the building to enable venture companies and start-ups to interact with one another.
In environmental terms, in addition to achieving a significant reduction in the amount of waste and construction materials compared with developments involving demolition and new construction, the renovation lowered future building management costs by using alkali-resistant, glass fiber reinforced concrete (GFRC), which is more durable and fire resistant than regular concrete, as the principal material for the exterior. In addition, the introduction of LED lighting and the adoption of low-emissivity (low-E) double glazing with superior thermal insulation and window frames with embedded sunshades improved the building's environmental performance, including achieving energy savings from reduced heat load (reduction of approximately 44%).

Waste Reduction

We pursue recycling and reuse through initiatives for waste reduction, including using the collected particulate matter and sludge released from oil refineries as raw materials for cement, and the repeated use of neutralized sludge1 at our smelting and refining facilities. We are also working to reduce our use of raw materials by streamlining production and expanding the use of recyclable materials. JX Advanced Metals uses proprietary smelting and refining technology for the efficient recovery and effective use of copper, precious metals and rare metals from recyclable materials. The company has established a long-term goal of increasing the use of recyclable materials in copper smelting to 50% (ratio in raw materials or ratio contained in products).

Pursuit of a Circular Economy

Society is shifting from a linear economy2 based on mass consumption to a circular economy based on resource recycling. A circular economy goes one step further than the 3Rs by considering the environment from the design stage, using maintenance to lengthen product life, and enhancing usage efficiency by incorporating leasing and sharing. The Group is helping to realize a circular economy, and by extension a carbon-neutral society, in the materials and services field by shifting to non-fossil raw materials and developing sharing businesses.

Initiatives designed to save energy

Under the Disaster-Resistant and Eco-Friendly Warehouse concept, for newly built warehouse facilities we adopted: (1) LED lighting throughout the facilities; (2) the installation of high-efficiency air conditioners; and (3) heat-shielding, high-insulation, double-glazed glass (Low-E glass) with the goal of obtaining CASBEE*1 “A” ranking or higher. Osaka/Ibaraki Distribution Center No. 5, which was completed in October 2022, received an “A” ranking from CASBEE Osaka Prefecture.
In existing facilities, besides replacing existing lighting with LEDs, we are actively installing equipment with high energy-saving performance.

*1 CASBEE is a method for evaluating the environmental performance of buildings with a system that comprehensively evaluates the quality of buildings in addition to facility installations that show consideration has been given to the natural environment, such as energy saving and the use of equipment with a low environmental burden. This includes the degree of comfort for building users, the consideration given to the building’s appearance, and measures to reduce impact on the building’s surroundings, such as the effects of light pollution.

Sustainable Procurement

Sustainable procurement is an initiative for companies to preferentially select items with a low environmental footprint when procuring raw materials, parts, materials, services, or other goods from suppliers.Mitsubishi Cable Industries is implementing the following initiatives.

Internal Control System for Substances Contained in Products

We are strengthening our internal control of environmentally hazardous substances contained in our products with the cooperation of our business partners. We have established "Sustainable Procurement Standards" to help our business partners understand our basic approach to sustainable procurement. By requesting them to obtain ISO14001 certification or develop an Environmental Management System equivalent to it, we are promoting the procurement of raw materials and parts in which environmentally hazardous substances are controlled. Under the Sustainable Procurement Standards, we designate environmentally hazardous substances that are subject to domestic and international laws and regulations as prohibited substances and control them. We revise the Sustainable Procurement Standards according to domestic and international laws and regulations, as well as customer and social requirements.
Regarding the studies of substances contained in the products, information is collected from our business partners based on the above Sustainable Procurement Standards. In order to keep up with the increasing number of chemical substances being subject to examinations, we are conducting our examinations using Article Information Sheets (AIS, MSDSplus) provided by the Joint Article Management Promotion-consortium (JAMP).
